Paradigm Default Services, LLC is an Insider's View and the local REO broker's response to satisfy and enhance the needs of institutional clients in the outsourcing of the management, sale and disposition of their lender-acquired properties (REO or foreclosures). Given the "Tsunami of REO", see article written September 2005, although there are many competitive offerings, the founders and operators of Paradigm believe this space has ample room to benefit from the separate and distinct perspectives that they have achieved as Client, Outsourcer and Local broker. Paradigm is owned and operated by licensed brokers who will NEVER seek services from its broker-partners (broker-partner = agent-partner) that are uncompensated or poorly compensated: for instance, we will never ask brokers to perform Broker Price Opinions for $40. Nor is it in the business model of Paradigm to force its broker-partners to advance money on behalf of its clients and then charge a fee for partial reimbursement or force them to drive to a closing that is dictated by the convenience of the Outsourcer.

The lifeblood of an REO Outsourcing venture and the key competitive advantage that the most successful companies have is the skill, professionalism, enthusiasm and training of its local broker-partners. The best client execution necessarily flows from the best brokers (either experienced REO broker-partners or experienced residential agents who share a " fire in the belly" for the best client execution), especially in competitive and saturated markets. Here we build on the conventional real estate wisdom: A Listing Well Taken is Half-Sold. We would add:

An REO Listing Well-Placed (with the right broker-partner) is more than half SOLD!

It is the foundation stone of our business model that we expect and demand exceptional performance and enthusiasm and we expect to provide a commission structure, reimbursement policy and broker-care program that allows broker-partners to comply with the requirements of the Asset Management business, keeping enough "skin in the game" to be profitable and self-sustaining. We do not expect broker-partners to "eat" certain expenses unless they fail to meet reasonable and published timetables and stated requirements. We commit to a 30 day turn-around on all invoices properly documented and timely submitted.

A real estate broker's commission should not be available as an Outsourcer's pot of gold to dig into whenever they choose to enhance their own profitability. Paradigm will never collect a referral fee that is in excess of 1%. NEVER!

Our commitment to our Clients is to provide the very best real estate advice, reporting and broker management services delivered and administered by a trained and engaged staff in an organization that is in full compliance with state real estate laws. All Paradigm employee-partners who trigger, by their very job responsibilities, state Real Estate Licensing requirements, are in fact, State Licensed.

We have basically one business---that of providing superlative real estate representation to our Clients often navigating through a back water of marketing dilemmas such as oversupply, changing financing and economic conditions, vandalism, natural disasters and the like. We don't sell title insurance and we don't own affinity companies that might cloud our single-mindedness and determination.

Paradigm is committed to diversity in the workplace, and through its network of broker-partners and vendor-partners, the Company belongs to (NAHREP) and (NAREB) along with (NAR). Management actively solicits broker/agent-partners who serve the special needs and interests of emerging and developing communities.

OUR BROKER-PARTNER NETWORK IS NOT CLOSED

Moreover, we selectively approve experienced residential agents with a record of success who have no prior REO experience but who may be located in areas of particular REO supply. Additionally Paradigm assigns an employee mentor to assure that conditionally accepted brokers are fully trained at the expiration of a one year period.

Our network will close when we have demonstrated capacity (at least two brokers in every market segment) or when we have achieved a healthy inventory capable of providing sustained assignments to our broker-partners.
